For Luxury Real Estate

Marketing for luxury real estate agents.

Built for $1M+ price points, longer decision cycles, and the editorial brand quality that wins luxury listings.

Luxury real estate marketing is not "real estate marketing with prettier photos." It is editorial brand-building, specific positioning, and the kind of website + content that earns a $3M listing presentation. We build that.

What luxury marketing actually looks like

A $5M seller interviews three agents. The site is the audition.

Luxury is the only segment of real estate where the website is part of the listing presentation. A homeowner with a $4M to $15M property is going to interview two or three top agents in the metro before they sign anything, and the night before the meeting they are going to pull up each agent's site on a 27-inch monitor with their spouse looking over their shoulder. If the site shows a generic Compass or BoldTrail template with a stock-photo headshot and a hero search bar that says "Find your dream home," the agent has lost the listing before walking in the door. The seller does not say it out loud, but the brochure they want for their property is the brochure that already lives on your site.

The acquisition motion is also fundamentally different. Luxury buyers and sellers do not start their journey at Zillow or Realtor.com — those are commodity portals. They start at Mansion Global, Wall Street Journal Mansion, the New York Times Real Estate section, Architectural Digest's listing roundups, and the regional luxury magazines. They subscribe to The Hollywood Reporter's real estate column. Their attorney sends them a referral. Their wealth manager mentions a name. The marketing that wins is not lead-gen funnel optimization — it is editorial-quality content that shows up in those parallel channels and signals expertise without sounding like advertising. Quarterly market reports written for a Forbes audience, neighborhood profiles with the depth of a long-form magazine feature, listing pages built like Architectural Digest spreads.

Then there is the sphere. In luxury, roughly 70 percent of new business comes from past-client referrals, sphere reactivation, and professional-network introductions (estate attorneys, wealth managers, divorce attorneys, family-office advisors). The agents producing $20M plus per year run a deliberate sphere-activation system: quarterly hand-written notes, white-glove client appreciation events, named press placement strategy, and a CRM segmented not by lead source but by GCI tier of past closings. Most agents have the relationships. Almost none have the system. We build the system on top of MoxiWorks, BoldTrail, or your existing brokerage CRM.

The pattern

If you run a luxury real estate business, you have hit one of these.

Generic agent websites do not earn luxury listings

A $3M seller interviews three agents. They look at your site. Generic agent template, stock photos, branded headshot. They list with the agent whose site looks like the listing brochure they want. Brand quality is not vanity — it is the listing presentation.

Long decision cycles, leaky funnels

Luxury buyers and sellers research for 6-18 months before deciding. Without nurture content (market reports, neighborhood deep-dives, lifestyle storytelling), you only see the active 5% of the funnel. The other 95% goes to whoever stayed top-of-mind.

Your sphere has the deals — you have not asked

In luxury, the next $5M listing comes from a referral. Your past clients, your sphere, your professional network — they know who is moving. Without a sphere activation system, those referrals go to whoever asked.

Our luxury playbook

Four moves built around the $5M listing presentation.

01

Editorial site rebuild

A site that signals luxury before the visitor reads a word. Restrained typography, generous white space, full-bleed listing photography, custom-drawn neighborhood maps, market reports rendered like magazine features. We work within Compass, Sotheby is International, Christie is International, or independent brokerage compliance frameworks while still building something that differentiates you from every other agent at your firm. The brokerage template is the floor; we build the ceiling.

02

Listing-grade content engine

Quarterly metro market reports written with the depth of a Wall Street Journal Mansion column — pricing breakdowns by neighborhood, inventory trends, days-on-market by tier, named comparable sales with context. Monthly neighborhood profiles with original photography, architectural commentary, and the off-market dynamics buyers actually care about. Each report is sent to your sphere via white-label email and indexed for SEO. The cumulative effect is that you become the named source on luxury inventory in your metro.

03

Sphere activation system

CRM (MoxiWorks, BoldTrail, Follow Up Boss, or your brokerage stack) segmented by past-client GCI tier and relationship strength. Hand-written-feel quarterly notes triggered by named milestones (anniversary of close, child birthdays, market-relevant news). Named professional referral network: estate attorneys, wealth managers, divorce counsel — we build the outreach system and the one-pager you hand them. Listing announcements broadcast to sphere within 24 hours of going live with a private-link preview before the public listing.

04

Listing-launch playbook

Every new exclusive launches with the same multi-channel sequence: private sphere preview (24 hours), branded launch page with cinematic photography and matterport tour, coordinated drone and twilight media, paid amplification on Meta to a luxury-buyer custom audience, named press outreach to the regional luxury beat (Mansion Global, WSJ, regional magazines), and a sphere broadcast with the listing as the hero. Each listing becomes a multi-touch story, not a single MLS upload that disappears in 48 hours.

FAQ

Common questions from luxury real estate.

How is luxury different from general real estate marketing?

Brand quality, content depth, and sphere activation matter more than lead volume. Luxury buyers are not Googling "houses for sale" — they are reading market reports, browsing curated portfolios, and asking their attorney who they should call. The marketing has to match that buyer journey, not the volume-driven Zillow funnel.

Do you handle photography and listing media?

We coordinate with luxury photographers (3D tours, drone, twilight shots, video) but do not capture media ourselves. Most luxury agents already have photographer relationships; we help structure the listing-launch playbook around the media you produce.

What about brokerage marketing rules at Compass, Sotheby, Christie, etc?

We work within every major luxury brokerage compliance framework. Sotheby and Christie have stricter brand guidelines than franchise brokerages — we follow them while still building site + content that differentiates you from other agents at the same firm.

How fast can a luxury site actually drive listings?

Listings are 6-12 month cycles in luxury. Site + brand quality affects listing presentations starting day one (existing prospects look you up before the meeting). New SEO-driven listing leads typically land months 4-9. Sphere reactivation can produce conversations in week one.

Do you do video / podcast / YouTube?

For some luxury agents, yes — particularly those building personal-brand authority. We do not produce video in-house but can structure the strategy and connect you with luxury-specialist video producers. Most clients add video in year two once the site + content foundation is in place.
